PRIVATE HILLTOP VILLA · SANTA EULALIA · IBIZA
The Rooftop That Shade Made Possible to use.
A hilltop villa above Santa Eulalia. The rooftop terrace has no natural cover — INCOMPAR sails turn an unusable summer space into the property’s signature space with amazing views.
AN EDITORIAL CASE STUDY
A terrace in SPAIN doesn't exist until it has PROPER shade.
Without cover, the hilltop rooftop is too exposed for daily use for most time of the year. The brief was unambiguous: turn an unusable summer space into the property’s most desirable room — without losing the view.

An Ibiza Hilltop Rooftop, Made Usable for Six Months.
Set on a private ridge high above Santa Eulalia, the villa was designed around its rooftop — a 360-degree terrace with a whirlpool, a sunken lounge, and views to the town, the bay, and the offshore islands. But the rooftop has no natural shade. From May to October, exposed deck means an unusable room. The brief was to take the most spectacular space on the property and make it work.
01 — The Place
A ridge above Santa Eulalia — town, beach, bay, the offshore islands all in view. The villa was designed around its rooftop, and the rooftop around its whirlpool. From inside, the architecture orbits the terrace. From the terrace, the architecture disappears into the panorama. But none of it works without shade.
Ibiza a totally unique place, attracting an international mix of people like nowhere else in the world.
02 — The Architecture
Incompar sails carry the rooftop. Wall-mounted V4A stainless steel masts anchor into the concrete superstructure — no penetration of the roof deck, no compromise to the waterproofing layer. The sails reach out over the whirlpool and the sunken lounge. Soltis 92 fabric. Cable-rigged tensioning. Calibrated to Beaufort 4-5 winds — automatic retract under higher load. SunSquare patented hardware; INCOMPAR BALEAR design and installation.
03 — Daily Life
From morning coffee at the whirlpool to dinner in the U-lounge, the rooftop is in continuous use from May to October. The sails follow the sun — retracted in seconds when the breeze shifts, repositioned along their cables in under a minute. The terrace is no longer a place to visit briefly. It is the property’s most-used room.

Frequently Asked Questions
Can a single installation cover multiple terrace levels?
Yes — Son Vida deploys eight independent SunSquare sails on a unified V4A steel mast network. Each sail is tensioned and adjusted separately, following the topography of the site. The shared-mast geometry uses roughly half the structural footprint of a one-mast-per-sail solution.
How does the height-adjustable arm work?
Each sail mast carries an adjustable arm fitting that repositions the sail’s anchor point by up to 35°. The mechanism is reached from the terrace, requires no tools, and takes under a minute per sail. It allows the shade to follow the sun through the day — low and tight at breakfast, full extension at midday, retracted for sunset.
Will the system survive Mallorca's worst weather?
The structure is rated Beaufort 8+ (74 km/h sustained). All hardware is V4A marine-grade stainless steel — the same grade used in offshore yacht fittings — with a 25-year service life and an annual cleaning requirement. The Soltis 92 membrane is 8% wind-porous by design, preventing the canopy from acting as a sail itself.
